“Anybody” can give you a price…

& far too many Agents out there that are willing to tell you just what you want to here – Just to get your Listing – the absolute biggest mistake a Seller can make is to pick that REALTOR just because they have promised that they can get you a higher price…but in reality… the other agent offered to list it for more — not to SELL it for more!

numbers don’t lie…

Always Always compare Apples to Apples, when interviewing agents don’t just take a look at the comps they provide you of recent sales, actually ask to see their team/personal listings to sales histories – Ask the right questions …

Ensure Comps compare to your property – size, location, style, upgrades, updates

– How has the other agent justified the price to you?

Ask to see the Agents Past Listings/Sales Reports with original list price and days on the market until SOLD.

Ask about their history of price reductions per listing  (this one is really really super important – and few think to ask it!!!) 

– What is their Marketing Plan?

Agents do not set the Price, the buyers do…

When an agent says he can get you more money, it doesn’t mean that’s going to happen. He still has to rely on market activity and an appraisal. An agent will even overprice a home, just to get your listing, with the intent of having you lower the price later — but that will only hurt the sale of your home and waste valuable time.

If they can’t back up their opinion, their price is just a sales pitch.

– It will sit on the marketother agents and their buyers will think you’re not serious or motivated.

– There will be fewer showings and no offers at your asking price. then, When you get an offer, you’ll think it’s a low offer:

– Your agent will then insist that you need to lower the price because it’s not selling

– The only person who will give you money is a buyer…

Buyers will decide what to offer based on their market knowledge and advice from their agent. Market never lies and never ‘leaves money on the table’. You can count on that…its actually quite assuring if you really think about it.

– Price too high – you start spending that money before we know what is realistic — and it can only be a letdown.

THE BOTTOM LINE If nobody is willing to pay your price, then the house is not selling.

Price it Right so that you can have access to the best buyers, who are ready and motivated to buy your home today!

Above all else, choose an Agent based on their market knowledge and experience with marketing – No one can know for sure what a home will sell for, the real question is, do you believe an agent’s skill and marketing plan can make a difference in your ultimate sales price?

As REALTORS our job is to market the home and generate interested and qualified buyers. As Negotiators the goal is to spend the least amount of your money as possible to get the deal closed — time and repairs and other negotiation factors could cost money above and beyond the offer price.

so REMEMBER anyone can give you a price – that’s the easy part – but do they have what it takes to get it SOLD.
